Howard's Crap about A.M.



You
claim:
“An architect from Queens was nowhere to be found after he
promised to help a woman draft up new papers for her two-family home, so PIX11
stepped in.”
My
response:
This is a false statement. I have my office number, my
mobile number, e-mail and NYC office address. I am always available. I have my
mobile telephone 24/7 next to me. There was ongoing communication between me
and Mrs. James.
To start with, I researched the zoning, I researched the
Department of Buildings for legal as built conditions, obtained the original
Department of Buildings Folder for Mrs. James building. I’ve had numerous
meetings with her. I drafted and designed the building. I paid for drafting and
expediting services. It was not her idea to draft any papers. It was my idea. I
researched the Zoning at the New York City Planning Commission. I performed
zoning analysis and informed Mrs. James that her house can be converted legally
to three family. She agreed. Afterwards I explained to her what it takes to
convert the building in such away. I informed her about the cost. She agreed.
Then I drafted the contract, which she and I signed. She gave me the deposit of
$5,000.00 and I continued to work. When I was doing the research and zoning
analysis, I did not get any payment, but it is chargeable and it costs
$2,000.00. But when she agreed and she knew that her house will be worth more, and
by about $100,000.00 to $200,000.00 then she decide to go ahead with it and we
signed the contract.

claim:
“Denise James said she was getting clobbered by taxes
because the city considered her house a three family when it was really a
two-family home. She needed an architect to draft new papers so she could get a
new certificate of occupancy.”
My
response:
Your statement is false.
At the time Denise James contacted my office, she had a big
problem. She converted the building illegally to 3 family building by creating
illegal basement apartment. She had the legal tenant living in her basement
apartment. She was given violations from Department of Buildings for illegal
occupancy and violations for work without a permit. There was also a vacate
order from the Department of Buildings also. She had to remove the tenant and
pay the violations. She hired a plumber to remove the plumbing fixtures and
remove the violations. My service was not in this process.

claim:
James found Alfred Mierzejewski, of Flushing, after reading
good reviews of his services on the internet.
Mierzejewski said he wanted $10,000 to do the job. James
gave him a $5,000 deposit in April 2015.

is Correct.


You
claim:
“Never hear from him till after three months. I keep trying
to call him, text him, no response," James said.
My
response:
The above is a false claim, fake news, fabrication of false
information. I was working on the job and there was an ongoing contact with
Mrs. James. The preparation of documents for conversion to 3 families from 2 and
a change of the legal status from 2 to 3 families does not happen overnight. It
is considerable amount of work and effort when preparing for filing at the
Department of Buildings.   
You
claim:
When Mierzejewski finally did call her, he said he’d
forgotten all about her. But somehow he still didn’t get around to completing
the job. He gave James a handwritten note promising to refund her $5,000, but
it never happened.
My
response:
Yes I called her and visited her house. But when I visited
her house I was physically assaulted by Mr. and Mrs. James. They grabbed my
Department of Building ID and forced me to write the quick note.  
She also sued me in the small claims court, but she withdrew
the case, she asked me to write a note to the court letting her to withdraw the
case, because I refunded her the $5,000.00.  
But she also involved Howard in this process. However,
Howard did publish everything in fake, twisted format a month later, after I refunded
the payment for my work.
Summary:
The professional work hours for the above job in my records
were; 50 hours X $150/HR. = $7,500.00. The entire contract agreement was
$10,000.00. I refunded $5,000.00 deposit. Ended up with the business loss of
$7,500.00. Received very bad publicity, received slanderous criminal accusations,
my professional credibility was diminished by the crappy Howard in his Queens
Crap Blog. I sent about a year ago a similar email to the publishing media, but
there was no response.  Would there be a
response and removal of this crap, the fake news, from under my name or I will
have to sue for Slander.   
Please consider all of the above and erase the false opinion
which constitutes illegal slander.

The recently elusive Wellington Zhou Chen, of CB7 infamy,
stayed that he had gone to "architecture school".
Yeah....right!
He certainly was one of the quieter architects for selling
out Flushing to his countrymen.

Architects bribed the state so they can sign as engineers.
They learn art, not structures. Then realtors bribed the state so they can
issue fair value letters, putting appraisers, who spent ten years getting a
degree and certification out of business. Realtors bribed the state to let them
be home inspectors, putting out of business engineers who spent ten years
getting educated and certified. Realtors created the financial crisis by
sending mortgages in to banks in the company of hookers, who they somehow got
certified as mortgage brokers. We need to put realtors under the Federal
Reserve. Why should all those worthless, snarky, gum chewing obnoxious
housewives be realtors? Uberize them!

I have the same experience with Alfred Mierzejewski. I gave
him $3K deposit back in July 2017 and after numerous calls and messages he made
a small step in getting the project finished. I am firing him and starting over
with another architect.

The above client was working renovating his house for 15 years,
but whenever he needed help, I was there. He decided to finish his house after
15 years. It’s all done. He received his Certificate of Occupancy. The house is
sold and he left US for another country.     
He was half deaf, he was not able to hear well and
understand, he had a problem with his hurt and he was starting to have problems
with his mind.
